What happens when a supply lapses

If a property goes more than a year without an active supply contract, reconnecting it is not an administrative formality. The distributor requires a current certificate before the supply is restored, on the reasonable basis that nobody knows what condition an installation is in after years of disuse.

This catches people at the worst moment. A property is inherited, or bought after standing empty, or reopened after a renovation that stalled, and the new owner discovers the requirement at exactly the point they are trying to move in or receive a first tenant. The certificate then sits on the critical path with everything else waiting behind it.

What makes it worse here is what disuse does to an installation on the coast. Years without power still means years of salt air on outdoor connections, damp in an unventilated property, and rodents in a building nobody visits. An installation that was compliant when it was closed up is not automatically compliant when it is opened, and the earthing in particular is worth testing rather than assuming.

The advice is the same as everywhere but matters more here: start before you need it. An inspection during the buying process, rather than after completion, turns a critical-path problem into a known item with a price attached.
