Playa de San Juan is the beach district of Alicante itself: the long strip of mid-rise apartment blocks behind the sand, most of them built between the 1960s and the 1980s, with a high proportion of holiday lets and second homes. It is inside the Alicante municipal boundary, so its planning and permits go through Alicante city hall.

What salt air actually does here

Within a few hundred metres of the shoreline, salt-laden air attacks anything metal that is exposed to it, and the practical consequence is that outdoor equipment fails years earlier than the same equipment inland. Air conditioning condensers lose fins and develop refrigerant leaks; outdoor enclosures corrode at the seals; terminal screws and earthing connections degrade where they are not protected.

The variable that matters most is position, not price. The same condenser mounted in the direct onshore wind with no shelter and no clearance underneath will fail long before one mounted on a protected elevation, raised off the ground, with room for air to move. Where a position is genuinely exposed, coastal-grade coil coatings and stainless fixings are worth specifying rather than treating as an upsell.

The other habit worth adopting costs nothing: rinsing an outdoor coil with fresh water periodically through the season removes the salt film before it does its work. It is the single highest-value thing an owner here can do themselves.

Communal garages and car chargers

Almost every block here has an underground communal garage, which makes this one of the busiest places we install car chargers — and one where the process matters as much as the installation.

In a comunidad de propietarios you have the right to install a charging point in your own space, and you need to notify the community in writing beforehand rather than obtain their approval. What does need deciding is where the electricity comes from: a dedicated supply or an individual meter for the point, so the consumption appears on your bill rather than the community's. That decision, made properly at the start, is what prevents an argument two years later.

Holiday lets and empty months

A large share of these flats are occupied intensively for part of the year and empty for the rest, and both states cause their own faults. Intensive summer occupation means air conditioning running for weeks continuously, which is when a marginal connection finally fails. Long empty periods mean nobody notices a tripped circuit until a freezer has defrosted.

For owners letting property here, the useful pattern is a check before the season rather than a call-out during it. Filters, condensate drains, the outdoor coil and the state of the board take an hour to go through, and they are the four things that produce almost every August emergency in this district.
