What an eight-week season does to equipment

During peak weeks a let flat runs its air conditioning close to continuously. Guests have no reason to be economical, doors get left open, and the unit works against a load it was never sized for while running twenty hours a day. In that period it accumulates more running hours than a family home does in a year.

Filters are the first casualty. In a home they clog over a season; in a let flat with back-to-back bookings they can choke within a few weeks, and the guest reports it as a fault. A large share of the call-outs we attend here in August are filters, and they cost the owner a visit for something a changeover clean would have prevented.

The idle half causes different problems. Eight months without running lets the condensate trap dry out and biological growth establish in the line, so the first heavy use of the season produces the overflow. Refrigerant leaks that developed slowly go unnoticed because nobody is there to feel the loss of performance. And on a seafront elevation, the outdoor coil spends the whole winter accumulating salt with no airflow through it.

The routine that fits this pattern is different from a normal home: a proper service in May before the season, filter cleans between changeovers rather than once a season, and a check at the end of the season rather than only at the start.
