An occupancy cycle that runs opposite to the coast

On the coast a property is packed in August and empty in February. In the flats around the campus it is close to the reverse: students leave in June and July, return in September, and the flats are then continuously occupied through the winter and spring.

The practical effect is that equipment here does its hardest work in the shoulder seasons and in winter — heating in January, cooling in September and again in May and June during exams — rather than in the peak weeks of high summer when much of it sits idle.

That matters for two reasons. First, most of these units are heat pumps used for heating as much as cooling, and heating duty in a poorly insulated flat is harder on equipment than cooling is. Second, the summer months when everyone else services their equipment are exactly when these flats are empty and access is easy, and almost nobody takes advantage of it.

The pattern that would save owners money is simple and almost never followed: service in July, while the flat is empty between tenancies, rather than trying to arrange access in November around five occupants who each work different hours. It is the same hour of work at a fraction of the coordination.
