Alicante is dense apartment stock, which means an air conditioning fault rarely affects only the person who owns the unit.

The condensate drain is the reason, and it is the item most often skipped by whoever fitted the equipment.

Why condensate causes more damage here than anywhere

An indoor unit produces water whenever it runs — that is what dehumidifying means. The water collects in a tray and leaves through a drain line, usually by gravity, sometimes via a small pump. Neither arrangement is maintenance-free.

Over a season or two the line accumulates dust and biological growth until it blocks. The tray then overflows, and in a flat the water does not stay in the room: it goes through the floor slab into the ceiling below. What starts as a maintenance item becomes a conversation with a downstairs neighbour, and then a conversation with two insurers.

In a house this is an inconvenience. In an Alicante block it is the single most expensive consequence of skipped servicing, and it is completely preventable. Clearing the drain takes minutes as part of an annual check.

There is a second, quieter version of the same problem. Where a drain runs uphill to a pump, or where the line has a sag that holds water permanently, growth accelerates and the blockage returns every season no matter how often it is cleared.
