When a house has grown past its own documentation

A detached house certified in the nineties was documented for what it then contained. Since then it has very likely gained air conditioning in several rooms, an induction hob, a pool and its pump, garden lighting, an automatic gate, possibly a spa, and now a car charger. Each addition was reasonable; collectively they describe a different building.

The certificate does not update itself. It still describes the original installation and the original capacity, and where actual demand has moved well past that, any application that touches the supply — a power increase, a new connection, a change of holder — surfaces the gap immediately.

What makes this awkward on a detached plot is that much of the growth is outdoors, and outdoor circuits are where the compliance problems concentrate. Garden runs added over the years, an outbuilding fed by whatever cable was to hand, a pool pump on a circuit that also feeds the gate: all functional, none of it necessarily documented, and outdoor work has stricter requirements than indoor work rather than looser ones.

The useful sequence is to look before you need to. An inspection on a house like this produces a list, and the list is worth having in advance of any application rather than discovered during one.
