What a commercial installation has to document

A split unit in a bedroom is a simple electrical job. The same nominal equipment in a shop or a workshop sits under the building regulations covering thermal installations, and above certain thresholds that brings requirements a domestic installation does not have: a designed installation, documentation lodged appropriately, and a maintenance regime rather than an occasional filter clean.

Where the threshold falls depends on the installed thermal capacity rather than on whether the premises is technically commercial, which is what catches people out. A single unit in a small shop is often no different in practice from a domestic one. A multi-split or ducted system covering a whole floor of a business is very likely to be a different category, and finding that out after the equipment is on the wall is expensive.

The second thing a commercial premises needs to think about is the electrical supply, and in Elche that frequently means three phase. Larger systems are commonly three phase, which is an advantage here where the supply often already exists, but it makes the balance question real: a substantial new load added to whichever phase was nearest is how a premises ends up with one phase heavily loaded and unexplained tripping.

We establish which category a job falls into before quoting, because it changes both the price and the timetable. If a premises needs a designed installation rather than an extension of what is there, that is better known at the start than discovered by an inspection later.
